This notice is issued to inform the general public that the exclusive development, sales, and marketing rights of the above-mentioned project land are vested with KW Group (M/s KW Buildcons Pvt. Ltd. and M/s KW Infrabuild Pvt. Ltd.) under a valid Memorandum of Understanding dated 02.03.2013 executed with the landowners, M/s S.S. Builders Unit-1. It is further stated that M/s S.S. Builders Unit-1, in alleged collusion with third party entity Saya Promoters LLP (Saya Group of Companies), is attempting to create unauthorized third-party interests and collect funds from the public in respect of the said land without lawful authority. Critical Court Orders and Judicial Directions: Status Quo Order: In Arbitration Case No. 06 of 2026, the Commercial Court-II, Gautam Buddh Nagar passed an ad-interim injunction on 30.01.2026 and a final order on 25.03.2026 directing maintenance of status quo and restraining creation of any third-party rights over the subject land. High Court Order: In Appeal No. 34/2026, the Hon’ble Allahabad High Court upheld the Commercial Court’s order on 17.02.2026 and maintained the validity of the injunction. FIR Registration: FIR No. 0033/2026 was registered on 08.02.2026 at P.S. Madhuban Bapudham against partners of M/s S.S. Builders under relevant provisions of the Bharatiya Nyaya Sanhita, 2023. The Hon’ble High Court has declined to quash the FIR in Writ Petition No. 3620/2026, and the matter remains sub judice. General Warning and Advisory: The public, investors, buyers, developers, banks, dealers, and agents are strictly cautioned not to enter into any agreement to sell, purchase, joint venture, pre-launch booking, lease, mortgage, or any other transaction in relation to the subject property with M/s S.S. Builders Unit-1, Saya Promoters LLP (Saya Group of Companies), or their representatives. Any such transaction, if undertaken, shall be entirely at the risk of the concerned party and shall be considered void ab initio and without legal validity, potentially attracting civil and criminal consequences.
